Turkish nationals bought EUR 214 million in Greek real estate in 2025 and rank second only to Chinese citizens among Greece Golden Visa applicants, Naftemporiki reported on 27 October 2026, citing the 2025 report of the Greek Embassy's economic office in Ankara. Under Greece's Golden Visa rules as of October 2026, non-EU buyers qualify for five-year Schengen residency at EUR 250,000 for a completed commercial-to-residential conversion or restored listed building anywhere (including Athens), EUR 400,000 for a regional property of 120 m² or more, or EUR 800,000 in Athens (Attica), Thessaloniki, Mykonos, Santorini and islands above 3,100 residents (120 m² minimum).
Per the embassy figures cited by Naftemporiki, EUR 214 million in 2025 property purchases made up 90% of EUR 237 million in Turkish investment flows into Greece (down from EUR 298 million in 2024), led by Athens, Thessaloniki and the Cyclades, Dodecanese and Ionian islands, while Turkish tourist visits rose 23% to 1,497,465. However, Naftemporiki's text also mentions a conflicting EUR 950 million figure for 2025 Turkish investment in Greece, and the embassy report is not publicly posted.
Demand persists even as total first-time Greek Golden Visa filings fell 35.8% year on year to 3,426 in January–August 2026 per the Bank of Greece, alongside a proposed 15% non-EU property transfer tax from 1 July 2027 (3.09% as of October 2026) and Turkey's US$400,000 property citizenship floor (as of October 2026).
