Greece's golden visa backlog has fallen to 25,970 pending applications at the end of September 2026, less than half of the peak of 52,821 in March 2025. The figures come from the Ministry of Migration and Asylum's monthly bulletin, as reported by IMI Daily on 29 October 2026. The total includes family members and renewals; 6,962 of the pending files belong to main investors.

Greece is now issuing permits faster than new files arrive. In the 12 months to September 2026 it issued 10,677 first permits to main investors, while 5,136 new main applications were filed. Permits have outnumbered new applications every month since April 2025. New applications from January to September 2026 were 3,862, down 33% on a year earlier, but August and September were both slightly up on 2025.

Most of the remaining main-investor backlog, 5,080 files, sits in Attica. Investors can file in any region, whatever the property's location. As of October 2026 the Greek golden visa starts at EUR 250,000 for a commercial-to-residential conversion, EUR 400,000 for property in most of the country and EUR 800,000 in Athens and other prime areas.
